Daniel Island was mostly undeveloped until the 1990s, then built out as a planned community over the following two decades. The houses were designed in traditional Lowcountry and Charleston styles: raised foundations, deep front porches, tall windows and a lot of painted exterior trim. The island sits between the Wando and Cooper rivers, so a good share of lots back onto marsh or open water.
That design language is exactly where the carpentry problems show up. The earliest houses are now past twenty-five years old, and porch column bases, rail caps, window sills and the bottoms of corner boards are where water sits and wood gives out first. Inside, owners who bought for the location are replacing builder-standard finishes with built-ins, heavier trim and reworked rooms.

Review comes before exterior work
Exterior changes on the island go through architectural review, including a lot of replacements an owner would call like-for-like. Railing designs, window changes, colors and additions all need approval. We put the submission together and schedule the work around the decision.
Porches age first
Deep porches are the signature of the island and the part of the house that weathers fastest. Column bases, porch floor boards, rail caps and beadboard ceilings near the eave are the usual repairs. We replace the rotted sections with materials that don't wick water and detail them so rain runs off instead of in.
Interiors finished to a standard
Most houses here were trimmed out with the builder's standard package. Wainscoting, heavier casing, coffered ceilings and built-in shelving around a fireplace or in an office are the most common interior requests, and they're finish carpentry first.
