A rural island that has become one of the busiest places to build in Charleston County.
Johns Island is still mostly farmland, woods and tidal creek, but the Maybank Highway and River Road corridors have filled in with new subdivisions, and custom homes keep going up on larger lots further out toward Kiawah and Seabrook. A lot of the building activity here is new construction, which means framing, trim packages and decks on a builder's schedule as much as repair on older houses.
The older houses are a different job. Wood-framed homes under heavy live oak canopy, on lots that run down to creeks and marsh, stay shaded and damp. Siding, decks and roofs dry out slower than they would in the open, and rot and termite damage are common once things get opened up.
